- Assist in the
preparation/management of the operational and construction budgets and
analyze variances against budget and prior months’ costs.
- Prepare and deliver
financial presentations to the board of directors and investors,
highlighting key performance metrics, strategic initiatives, and financial
projections to drive decision-making and secure buy-in.
- Prepare financial
modeling for different acquisitions.
- Direct the complete
lifecycle of multifamily acquisitions, dispositions, and refinances, and
review all documents related to closings.
- Participate in the due
diligence processes for potential acquisitions and disposition of land and
multi-family properties.
- Manage all
communications with lenders, brokers, title companies, and other
management teams.
- Review property
billings from corporate credit cards and corporate paid invoices.
- Keep records of all
contractors invoicing and making sure they are aligned with the budgets in
place.
- Prepare all lending
draw requests and made sure all funds are wired timely.
- Establish and maintain
a process to track construction in progress, and capitalization.
- Work cross-functionally
with project management, and operations to identify and resolve
significant variances/unusual project transactions.
- Design and issue
regular reporting to Divisional leaders.
- Perform a variety of
accounting and finance duties including reconciliations, assisting with
financial analysis, and budgeting.
- Audit all monthly
financials and interface with property management company regarding
financial performance of assets.
- Identify areas of
improvement opportunities within Asset Optimization and/or Generation
groups and assist in developing new processes as necessary.
- Prepare NNN
reconciliation for the commercial property.
- Support projects'
monthly operating reports and preparation of annual budgets for all
properties.
- Support Senior
Management Team and departments heads with all their financial needs.
